2006-37 ZONING AMENDMENT & VESTING TENTATIVE TRACT MAP FOR THOMAS AND NANCY GILLIS. The applicant (s) are requesting a zoning amendment from U to R1 for the subject property of 7.06 acres located within the Arnold Community Plan. Concurrent with this request is the approval to subdivide the subject property into 18 lots ub size from 0.23+acres to 0.72+acres.

Also requested is a Road Ordinance modification to allow (a) a centerline profile grade of 12 percent instead of the macimum 10 percent (Road Ordinance 12.02.170) (b) a 50-foot vertical curve instead of the 100-foot curve (Road Ordinance 12.02.200A), and (c) a cul-de-sac length of 975 feet instead of the 800 foot maximum requirement (Road Ordinance 12.02.230).

The property is located at 1620 Pine Drive, adjacent to Meadowmont Subdivision Unit's #5 and #6, west of State Highway 4 in the Arnold area. APN 28-018-013 is located in a portion of the Southeast 1/4 of Section 30,T5N,R15E., MDM).

We, the undersigned, call on the Calaveras County Planning Commission to require an environmental impact study, as wildlife including bear, owls, wild turkey, deer, racoon inhibit the area.

A traffic impact study on this subdivision's impact on the already hazardous and high volumne traffic on Pine Drive before taking actions to adopt the reclassification from U (unclassified) to R1 (Single-Family Residential) for the above described project.

To not adopt/ to reject a Road Ordinance modification (a),(b),(c) above, to allow the applicants to get a variance on county Road Ordinance rules that could cause grave danger to the lives (bodily injury) and personal property damage to the adjacent Meadowmont property owners.

Also, in the winter of 2005-2006, there was massive flooding from the properties above Pine Drive, and the flash flooding from the properties above Pine Drive that were not engineered to handle heavy rains, caused the Meadowmont Golf course to become a white water river.

The project needs to be engineered correctly to ensure that no water enters the property of adjacent property owners.
