We, the homeowners of The Landings at Northshore want 3.5 of covenant to be amended; disallowing board members to make decision/enforcing and modifying the covenants without the approval of all of the homeowners. We also agree that all board members must be full time residents/ homeowner of The Landing at Northshore or they cannot serve as a board member.

We, the homeowners also disagree with some of the board members trying to implement a fifty dollar fee for the usage of our community pool / cabana as well as when we can reserve it.

Homeowners / Residents not be charged $50.00 to rent the Cabana.
Homeowner / Residents allowed to use and reserve the community pool whenever needed throughout the year; with the understanding that residents of the community can still access the pool with family and friends to swim. Playground mulch removed and replaced with soft, spongy matting for the safety of kids.

We, the homeowners of The Landings at Northshore disagree with the following covenants and want them removed/stricken or amended.

Removal of 7.9.5 the driveway parking covenant. Regardless of the number of cars; as long as the cars are in the driveway and the front end/rear end protrude a little on to sidewalk; does not restrict use of the sidewalk and residents can walk around without difficulty. If for some reason a homeowner blocks the use of the sidewalk, they should be given a reminder letter, letting them know that they cannot fully restrict use of the sidewalk and let them know that they can use their parking decal to park on the street. Amend of 7.9.1, 7.9.4 overnight street parking covenant. Homeowner/residents have the right to allow guest to stay overnight or as long as they want; providing that the proper parking decal is displayed. All homeowners should be given 3 yearly parking permits per year for family, friends and emergencies. Amend 7.11. Homeowners allowed to plant and beautify property without consent and does not have to be approved by the board or association, as long as the planting is within the scheme of the community and guidelines of the covenant; referencing what a homeowner can and can't plant. Major changes, such as planting and removal of large trees; homeowners should seek approval.

Removal of 7.5 covenant, which dictate how a homeowner can rent their home. Amend- with all homeowners must provide a sanitized lease (blacking out lease amount) so that the board is made aware of who is occupying the property. Homeowners / tenants must up keep the property or face fines imposed by the board according to the covenants.

Cease towing of owner, family and friends cars parked overnight on the street. Give each homeowner / resident three parking decals per year to allow adequate parking for family, guest and friends in case they need to park overnight on the street. The towing of owner, family or friends cars is not in the original covenant. It was implemented in 2013, without homeowners knowledge and was not approved or voted in by the homeowners of the community.

We the homeowners of The Landings at Northshore do not want the towing of homeowner/resident cars. We agree that if a car is abandoned, parked on the street for more then one night and does not display a proper parking decal the car will be towed.

Removal of 10.6 -Right of the association to evict friends, occupants, guest, families and assess all fees and coast to the owner.

Amend 7.30.1 - Not allowing homeowners to remove plants, plant plants, beautify patio, pool, spa and landscaping. Exclude patio, pool, spa, landscaping from 7.30.1. Major changes, such as planting and removal of large trees; homeowners should seek approval.
