Hanbury propose to submit a detailed planning application for the development of the site for a non-food retail warehouse for the Range and a replacement Lidl food store with associated car parking and landscaping. The proposed replacement Lidl store will enable Lidl to be retained within Bognor Regis whilst facilitating the move of their existing store from The Peel Centre to the application site.
The proposed non-food retail warehouse accords with the extant planning permission for the site and therefore could begin trading from the site without a new planning permission. Specifically, the Range store will extend to 4,708 sq. m and will include a garden centre. The delivery bay for the store will be located to the east of the store alongside 9 staff car parking spaces.
The replacement Lidl store will measure 2,125 sq. m GIA with a net sales area of 1,325 sq. m. The new store will feature a dedicated in-store bakery close to the main entrance. The delivery bay will also be located to the east of the store alongside 7 staff car parking spaces.
Access to the site will be taken from an unnamed road taken from the recently constructed A29 Shripney Road / Rowan Way roundabout which lies at the western end of the Bognor Regis Northern Relief Road (BRNRR) utilising an existing junction.
The Range store will be supported by 175 customer parking spaces which includes provision for 10 disabled spaces and 6 parent and child spaces which are positioned close to the customer entrance. Access to the replacement Lidl foodstore will be obtained through the Range car park. The Lidl food store will be supported by 159 car parking spaces which includes 6 disabled spaces and six parent and child spaces. Bicycle parking will also be provided at both stores close to the store entrances.
It is proposed that the Lidl store will maintain its existing open hours and will therefore open between the hours of:
• 8am to 10pm Monday to Saturday (including Bank Holidays); and
• 10am to 4pm Sunday.
Normally there will be a maximum of two HGV deliveries to the Lidl store per day. All store waste from the replacement Lidl store will be collected at the same time as the deliveries, therefore minimising HGV movements within the site.
We, the undersigned, fully support Hanburys proposal for a replacement Lidl food store and the Range at Oldlands Farm, Steyning Way, Bognor Regis.
