The State Government is about to build a 20 apartments on the block of land at 2-6 Mary Street Birkdale. This building proposal does not comply with Redland Council's requirements. Specifically it exceeds the number of units that should be allowed on a block of this area and it does not provide enough parking.
Council would normally allow 8 units on this block, yet the State is going to install 20. The State will only provide 12 car parks within the development, while council would require at least 28. As you may know, Mary Street is already overloaded with parked vehicles. In addition, this development is adjacent to an existing but inadequate Koala corridor.
This block of land already has mature Koala trees on it and it should be used to extend the Koala corridor. Putting a large housing development here will seriously degrade the Koala corridor.
We, the undersigned, hereby request the State Government to amend the proposed plans for 20 x 2 bedroom apartments at 2-6 Mary Street Birkdale as follows:
1 Retention and protection of all trees on Council land in Thorne Rd ;
2 The allowance of a 10 meter landscape buffer along the northern boundary with Thorne Road, for protection of all vegetation on the footpath and on site, including koala trees;
3 The retention, protection and replanting of native vegetation including eucalypts, within a 15 meter wide landscape buffer on the complete western boundary, protecting many environmental values of the site;
4 Koala friendly fencing throughout, due to the frequency of koalas;
5 No cats or dogs permitted by future tenants due to this block being rich in wildlife and habitat as indicated by the RPS.
6 Reduction in number of apartments to allow for the viability of the wildlife habitat retained under 1 and 2.
7 Sufficient parking (at least one per apartment) to ensure no extra parking will be required on Mary Street or Thorne Road, as these streets are already stressed with parking problems due to the child care centres and school traffic.
8 Planning to be minimum in accordance with the Redlands Planning Scheme, which is supported by the community.
