Greater Shepparton City Council has prepared Amendment C193 to the Greater Shepparton Planning Scheme and Planning Permit Application 2016-269.
The land affected by the application is 221-229 Numurkah Road, Shepparton and 10 Ford Road, Shepparton. The Amendment proposes to rezone land at 221-229 Numurkah Road and 10 Ford Road, Shepparton from the Commercial 2 Zone to Commercial 1 Zone to essentially allow the development of a shopping centre on the 'proposed site'.

The 'proposed site' is some 390 metres from the 'existing site' of Shepparton's last remaining full line independent supermarket Shepparton - Fairley's SUPA IGA. The 'existing site' already has the required zoning (Commercial Zone 1) to allow such a development and Fairley's SUPA IGA and the Landlords of the stores current site have been negotiating with developers who have an approved proposal and an amendment awaiting approval for a neighbourhood Shopping centre on the 'existing site' in Hawkins Street.

This includes a proposed medical centre, various speciality shops/retail outlets, major fast food outlets and the redevelopment of the Fairley's Supermarket. Having completed the majority of groundwork required by council, and having approvals in place, the developer was advised of planning proposal C193 which seeks to amend zoning and to locate and approve a shopping centre at Ford and Numurkah Roads - some 390 metres from the approved Hawkins Street development. We would ask you to join us and the many thousands who have already signed in objecting to amendment C193 by signing our electronic petition. Shepparton already has one of the highest retail vacancy rates in regional Victoria, this proposed development is completely unnecessary.
