Target:
River Heights Planning and Zoning Commission
Region:
United States of America

Dear citizens of River Heights and neighboring cities,
My name is Andrew and I'm a citizen of River Heights. I'm asking you to join me in letting the planning and zoning commission of River Heights know that many citizens are against the proposed townhomes in the Ironwood subdivision for various reasons.

River Heights is a small community with open spaces, friendly faces, and citizens who serve and love where they live. There is a large plot of property (40 acres commonly known as the Chugg property) which has been petitioned to the River Heights planning and zoning commission to be annexed into the city by Ironwood Development Group.

The planned development would include the building of 176 units: 56 Single family homes (on 1/4 acre lot sizes), 52 active adult homes (on 1/6 acre lot sizes), and 66 town homes.

There are several grave concerns that many River Heights citizens have expressed in the planned development, which include, but are not limited to, the following:
o the high water table and expensive draining system,
o daily traffic impact on both River Heights and Providence roads,
o traffic access,
o impact on the local schools,
o higher density land use of the town homes,
o parking issues,
o lower property values with town homes nearby,
o expenses to RH to upkeep the water lines, roads, bridges, and other infrastructure on that large of a development,
o higher property taxes to maintain an additional 40-50 acres of new residences in our city forever,
o hasty action without appropriate and relevant research in expected costs, geological impact/flooding, maintenance, and traffic,
o reduced open space/parks,
o and adding 600 more residents in an area 1/9th the size of RH city.
We ask the city to zone against any townhomes in the area east of 400 East. There may be a time and place for townhomes in our city, but not as currently proposed. Please sign your name to let the commission know how you feel about the proposed development. Thank you.

I, the undersigned, petition River Heights City to REJECT the Ironwood Subdivision with its current plan of building roughly 66 town homes in the area just south of the River Heights Elementary School.
