In June of this year the average price of a single Family Home in the Lower Mainland reached $609,900. YET the GST Rebate on New Homes is capped at $450,000. The amount of GST you pay on a Newly Built $600,00 home would be $30,000 and there are no rebates.
When you purchase your primary residence for $349,000 the GST owing is $17,450.00 but you will a receive a GST rebate of approx. $6,266.40. HOWEVER for a purchase of $449,800 you pay $22,490.00 and the rebate drops to $12.60. The average cost of a home in the Lower mainland is $609,000 plus GST of $30,000 with no rebate.
The GST should be removed on New Home Construction entirely of at the very least the rebate needs to be increased to reflect the average price of a home.
We, the undersigned, petition the Federal Government to Remove the GST from New Homes purchased in Lower Mainland B.C. or at the very least raise the threshold for rebates on New Home purchases in Lower Mainland B.C. from $450,000 to $600,000.
