In recent years the level of traffic along Birmingham Drive east of I-5 has increased substantially, as many people in Encinitas use this route to enter I-5 for their daily commute, and at the same time parents are driving their children to Cardiff Elementary or Ada Harris schools. As evidenced by the long line of cars each weekday morning and some evenings, Birmingham Drive does not have the infrastructure to support current levels of motor vehicle or pedestrian use, lacking traffic lights, bike lanes, contiguous side walks, and multiple traffic lanes. Adding 131 new residences to the lot located at Birmingham Drive and Lake Drive would only further the congestion and make it even more difficult for residents of Poinsettia Heights, Palomares Heights, Sea Village, Park Place, and other neighboring communities to drive their children to the nearby schools and/or commute to work.

The City of Encinitas has removed or is considering removal of similar sites due to traffic, lack of infrastructure, and other concerns. The site at Birmingham Drive and Lake Drive is NOT suitable for such high-density housing, and as a result, should be removed from consideration for the high-density housing list.

We, the undersigned, call on the City of Encinitas Planning Commission and Encinitas City Council to withdraw consideration of the vacant lot on the corner of Birmingham Drive and Lake Drive for addition to the list of high-density housing. This site is not suitable for high-density housing due to the lack of infrastructure on Birmingham Drive and the current high levels of traffic.
