The Madison city planning department has created a new Urban Center District (UCD) to accommodate the Town Madison Developer. The facts regarding the UCD language are as follows:
1. The UCD language was written specifically for Town Madison and pertains to no other existing property or development.
2. The UCD language would permit a stadium, bar, or high rise to be within 100 yards of single family residential homes.
3. There are no buffering requirements listed in the UCD language nor building height, noise, or light pollution restrictions.
4. There are no mixed use percentage requirements that would guarantee this would be a mixed use area.
5. The area requested to be rezoned does not include the strip between Mountain Brook and Town Madison Blvd.

We the undersigned call on the Madison City Council and Mayor to reject the request to add the Urban Center District (UCD) to the Zoning Ordinance and reject the subsequent rezoning request of 105+ acres in the Town Madison Development to UCD. The standards for the UCD offer no noise and light pollution restrictions that would protect adjacent residential neighborhoods Mountain Brook and Edgewater. We request the UCD language be revised to include substantial screening and buffering requirements, building height restrictions, and the "Multi-Purpose" venue be revised to say "Indoor Multi-Purpose Venue" to ensure a stadium cannot be placed next to single family residential.
