The City of Fredericksburg is actively pursuing changes to the city code chapter 78 relating to zoning ordinances. The change affect single family homes in three ways:

1. Adds a lot coverage restriction (max 30% of the lot for lots over 40' wide, 40% of the lot for lots less than 40' wide).

2. Reduces the maximum height from 35 ft to 27ft.

3. Changes to average setbacks for lots in neighborhoods built before 1984.

The proposed changes make the city code more difficult to interpret, and have the potential to lead to more subjective measures for setbacks (owners would be required to measure all houses on their block and the facing block to determine average setbacks).

Most importantly, this change is effectively downzoning every R-1, R-2, R-4, R-8 and C-T zoned home in the city. They do not apply to most businesses and these new ordinances are not in line with other area localities.

In order to verify signatures, it is necessary to collect address information. This information will not be used for any other purpose and will be destroyed by every means possible to the author after the vote in city council.

We, the undersigned, call on the Frederickburg City Council to reject the proposed changes to the city zoning ordinance and retain the code as written at the end of 2007.
