This petition is exclusively for SentulMas residence. The main issue is that the deposit that is charged for the owner of the residency and contractor (outside contractor) is very high. The charges are as per below
Owner : RM3,000.00 (refundable RM2,800.00 + RM200.00 admin charges)
Contractor : RM 10,000.00
There is verbal statement from you pertaining deposit reduction on 12th Feb 2018, which is deposit from contractor reduce from RM10,000 to RM6,000 and the rest deposit from owner and administration fees remain the same which is RM1,000 and RM200 respectively. This deposit rate adjustment has conveyed to our tenant social media group which consists of 161 SentulMas unit tenants. The deposit adjustment is still strongly unsatisfied from all tenants in our group. Hereby we state out the requirements after discussed and agreed among our group:
· Refundable deposit of RM1,000 levied for minor renovation works*
· Refundable deposit from range of RM1,500 to RM2,000 levied for semi-major to major renovation works*
· Repeal of the administration fees, it should be under job scope of management and already been paid.
· Repeal of the deposit from contractor
· Refund within 2 weeks after completion of renovation work.
Requisitions above are crucial for all the tenants of SentulMas as this is under RumaWIP which launch by government to support low and mid-range income citizens, this has to be considered when charging any fees towards us. The amount of RM6,000 + RM1,000 + RM200, which verbally from you is still un-affordable and has bring a massive burden to most of us on top of the renovation expenditure afterwards.
Some surveys have been done by us and with the outcome of no deposit from contractor and additional administration fees from most of the other developers. This has become unreasonable for you to levied contractor deposit on RumaWIP SentulMas while other developer with higher range market did not. Current charged management fees should be utilized in the case of the administrative work and coordination on the renovation event as well.
We hope to obtain your attention and look into this matter seriously. Kindly revert on our requisitions on this letter by 14 Feb 2018. Your prompt response is needed as our home loan installment and maintenance fees have started, which is wasting day by day count until issues settled and tenants move in to their unit.
