We are citizens concerned about Sacramento and the City of Los Angeles and their intentions to force high density housing in single family/duplex/triplex residential communities when other sites are available. Equally important is their projected demand for 300% housing growth, which is not in line with the California outmigration and declining population trends.

We are especially concerned about inadequate outreach and notice to neighbors about recently passed laws and imminent housing element and community plan changes at the city level.

This petition specifically addresses the draft Community Plan for the Westchester Playa community plan area.

CONCERNED CITIZENS OF WESTCHESTER/PLAYA

PETITION FOR COMMON SENSE ON
HIGH DENSITY HOUSING 8/2023

I do not agree with the draft “Residential” or “Commercial” Or Industrial" GPLU Maps for Westchester/Playa 6/2023. I do not agree with upzoning ANY residential lots. It will take out entire communities of first time buyers and single family homes from existence.

I do not agree with the conversion of du/tri/four/plex to high density housing. Most of these units have owner residents who could not afford a single family home but were able to swing a multiunit dwelling with a yard for their families and their renters. They are the very “missing middle” homeowners and we need more opportunities for them not less.

I do not agree to taking the residential communities that parallel to Sepulveda, La Tijera, Manchester and Lincoln to be converted to high density housing zoning when there are other areas with lesser impacts on single family dwellings.

I support using Playa Vista, Howard Hughes, La Cienega/La Tijera, Manchester (w/i 500 ft of the Metro station on south side of street), Aviation (Rental Car Area), downtown Westchester and Century Blvd as areas for “UPZONING” for mixed use development. These areas will provide for the number of units needed WITHOUT rezoning single family dwellings in our community.

I do not support ANY development that does not provide for the minimal green space as described by the NIH for healthy communities. Westchester is now at 0.7 acres/1000 people and the plan must provide for the minimum of 5 acres/1000 that the city mandates.

I agree to the above. I agree to communications with organizers. I demand this draft Community Plan Update be stopped and a new plan drafted with lesser impacts on single family dwellings.
