Atascadero is almost out of self-storage units, with a 2018 study finding that the City’s existing storage facilities are 99.2% full! Moreover, the City has approved 900+ apartments, which typically offer minimum storage space, increasing demand for self-storage units. With new California laws driving cities to approve more higher density housing, Atascadero’s City Council should follow good planning principles and make sure there are enough self-storage units available to meet current and future demand.

The proposed Dove Creek Self-Storage will provide abundant storage space with an attractive design that is sensitive to neighbors, while also offering greater flood protection for homeowners in the Dove Creek area.

Compatible Neighborhood Design: Located on Viejo Camino near the intersection with El Camino Real, Dove Creek Self-Storage’s design goes far beyond your probable notions of what self-storage facilities look like. The residential-inspired design will include 39-ft landscaped setbacks, pitched roofs, natural paint colors, a solid exterior wall and reduced lighting.

Greater Flood Protection: The plan’s expanded and enhanced wetland and natural channel design will reduce the chance of flooding during 5-10 year floods by 70-80%, and the flood risk for 50-100 year floods by one third. Additionally, the new wetlands will provide habitat for wildlife far superior to the site’s current tiny and badly degraded wetland area.

Best Use of the Property: The City has expressed the desire to build up to 120 apartments on the site, which would cause greater traffic and noise impacts and possibly exacerbate local flood conditions rather than improve them.

Unnecessary Appeal: Dove Creek Self-Storage has been approved twice by the Planning Commission. Despite this, Council Member Roberta Fonzi requested the decision be appealed to City Council. Her appeal mischaracterized how the Planning Commission handled its review of the project and does not meet normal standards for appeals of this nature.

The City Council is scheduled to hear the appeal on September 10th. Please help us encourage the Council to deny the appeal.

Title: Deny Dove Creek Self-Storage Appeal

Dear Members of the City Council,

With existing self-storage facilities at or near capacity and some 900 storage-short apartments recently approved by the Council, Dove Creek Self-Storage will bring much-needed storage space to the city of Atascadero. The City Council needs to address this shortage, or it will be turning its back on the needs of its residents.

Dove Creek Self-Storage can fill the shortfall in a sensitive manner. The owner has made costly changes requested by the Planning Commission and City staff to ensure the facility fits in with the neighborhood, including setbacks three times deeper than those of neighboring subdivisions, solid exterior walls and residential style architecture with pitched roofs.

Additionally, the flood control improvements incorporated into the Dove Creek Self-Storage Plan will benefit residents of this flood-prone area by reducing the flood risk of 5-10 year storms by 70-80% and the flood risk of 50-100 year storms by one-third.

I urge you to deny Council Member Fonzi’s unwarranted appeal of the Planning Commission’s approval of this sensitively designed and much-needed project.
