We have major objections to the proposal to build a supermarket in North Place, Cheltenham.

A supermarket would be an over-development of an area of historic Cheltenham. First impressions are important; for visitors and tourists a supermarket is not a suitable “Gateway” to the town.

NO RESPECT TO BUILDING OF HISTORIC INTEREST
The supermarket would overshadow, in height and size, the Grade II* listed St Margaret's Terrace, a home for the elderly (Dowty House), the listed Chapel Spa building, the listed Formosa House as well as the views of Trinity Church. There is no place for a supermarket in a Central Area Conservation Area.

NOISE AND DISTURBANCE IN A RESIDENTIAL AREA
The supermarket and multi-storey car park would bring noise and disturbance, possibly round the clock, to local residents

INCREASE TRAFFIC CONGESTION ON THE TOWN'S RINGROAD AND THROUGH RESIDENTIAL AREAS
The traffic proposal would increase the already problematic congestion on St Margaret's Road, to the Brewery Car Park, on Monson Avenue, Clarence Square and Clarence Road.

PEDESTRIAN AND CYCLIST SAFETY AT RISK IN SURROUNDING AREA
Articulated lorries, delivery vans and buses would be directed through the residential streets of Monson Avenue, Clarence Square and Clarence Road. These streets are used by children and cyclists, as well as pedestrians accessing the town centre and the Brewery. Their safety would be be put at risk.

LOSS OF BUSINESS TO LOCAL SHOPS
The supermarket would directly impact the business of local shops, in particular Prestbury Road and Winchcombe Street, further reducing the viability and vitality of this part of Cheltenham.

OBSTACLE TO THE PLANS TO CREATE A GREEN PROMENADE FROM NORTH TO SOUTH
The supermarket is at odds with the project to restore the historic Pittville Gates. It would also be a great obstacle in the plans to improve the connection between the north and south of the town, a major part of the Council's own design brief.

UNSUSTAINABLE
Many buildings around the development site have been there since 19th Century. Would a supermarket have that shelf-life?

We, the undersigned, object to the proposal to build a supermarket at North Place, Cheltenham.

A supermarket would cause traffic congestion and noise and light pollution to local residents as well as putting pedestrians and cyclists at risk in surrounding residential areas and would detrimentally affect existing local businesses.

Better development is possible to respect Cheltenham's history and enhance the town centre. The planning brief by Cheltenham Borough Council does not represent the wishes of residents or the best interests of the town, one of the finest examples of regency architecture in the UK.
