Cala are proposing to build up to 200 houses on formerly designated green belt land which will join the town of Erskine to the village of Inchinnan. The houses, according to Cala representatives will sell at between £350,000 and £600,000.

This must be stopped because:
The A726 (Junction 29 to the Erskine Bridge road) is already grid-locked in the morning and evening. If every new house has 3/ 4 cars, this will add 600/ 800 cars to the town. HOW LONG DO YOU TAKE TO TRAVEL TO WORK IN THE MORNING AS IT IS?

Our High School is almost at capacity, as are many of the Primaries.
If every new house has 2/ 3 children, this will add 400/ 600 more kids to the schools. HOW MANY CHILDREN ARE IN YOUR CHILD’S CLASS AS IT IS?

Our doctors and dentists waiting times are already long enough. If every new house has 2/ 3 kids, this will add 800/ 1,000 more people to those lists. HOW LONG DO YOU HAVE TO WAIT FOR AN APPOINTMENT AS IT IS?

For an area encompassing Erskine, Inchinnan and Bishopton, our facilities and shops aren't good or varied enough as it is.

Florish Road, a school pick up road, will be widened and become a main road.

As well as grazing cattle, the area has bats, roe deer, raptors and other wildlife.

Trees will have to be cut to make way for the development.

The area is question starts between the back of Sandielands Avenue/ Wrightlands Crecent, Erskine and Banchory Avenue, Inchinnan and runs as far down as Torran Drive.

THE ONLY WAY TO STOP THIS IS BY OBJECTING TO IT. PLEASE DON’T THINK BECAUSE YOU DON’T LIVE IN THE IMMEDIATE AREA WHERE THE BUILDING IS PLANNED THAT YOU WON’T BE AFFECTED.

I/ we wish Renfrewshire Council to reject the upcoming planning application from Cala ref to build houses on land between Wrightlands Crescent, Erskine and Banchory Avenue, Inchinnan for the reasons stated below:

1. The addition of a potential 600 - 800 cars in an already congested area in contravention of section 2.13 of Renfrewshire Council’s Local Plan 2006 Strategic Policy 5 “Integration and Planning of Transport” (page 28).

2. This would contravene Policy H1 b) “General Residential Policy” which states “The Council will seek to maintain, and where possible, enhance the character of all existing residential areas, by resisting any developments which will be detrimental to the amenity of those areas.” (page 98).

3. This would contravene Policy H7 d) “Criteria for New Residential Development” which states “existing landscape and ecological features will require to be retained where they make a positive contribution to the character of the area ..... ” (page 100).

4. This would contravene Policy H7 g) “Criteria for New Residential Development” which states “Development will only be permitted if it can be demonstrated that it is acceptable in regard to ... the overlooking of other properties .... the privacy of existing properties ... ” (page 100).

I/ we also point out that the recommendation of the Scottish Reporter to use green belt land is contrary to Renfrewshire Council’s own Local Plan. This proposed development will cause:

1. The destruction of long standing and recognised green belt, in contravention of section 2.9 of Renfrewshire Council’s Local Plan 2006 Strategic Policy 4 “Protection and Enhancement of the Environment” (page 27).

2. The use of green belt, in preference to brown belt, in contravention of section 6.10 of Renfrewshire Council’s Local Plan 2006 Strategic Policy 6 “Housing” (page 87).
