Specialty Malls of Tampa, Inc. has submitted a petition for wet zoning to the City of Tampa Council for the property located at 3924 West Spruce Street, Tampa, Florida.
This property is located between the neighborhoods of Carver City and Lincoln Gardens. Specialty Malls of Tampa, Inc. is seeking to change the zoning to 2-COP to accommodate business opportunities associated with a microbrewery.
The Specialty Malls site is located within the neighborhoods of Lincoln Gardens and Carver City, which is primarily single family residential.
The economic significance of a microbrewery in the greater Westshore area cannot be ignored, but the potential impact of this proposed business location directly impacts the eastern side of the Carver City neighborhood and the Lincoln Gardens residents that live along Spruce Street.
The Specialty Malls site is currently located on a corner and along a roadway that internally connects the neighborhoods of Lincoln Gardens and Carver City.
The Specialty Malls site is currently zoned as light industrial and within the last five years an influx of new developments has changed the land use mix to include higher density multi-family and mixed use commercial/retail developments.
Higher density developments, developments that serve alcohol, and developments with more industrial and commercial uses are primarily located around the perimeter of the Carver City and Lincoln Gardens neighborhoods thus limiting the impact of these new developments on both neighborhoods.
Among other concerns, residents of these neighborhoods oppose the location of the microbrewery due to concerns of incompatible uses/traffic concerns.
We, the undersigned, call on the Tampa City Council to VOTE AGAINST the approval of the File No. WZ08-82, Wet Zone application for Specialty Malls, Inc.
