Trefoil Properties owns the currently undeveloped plot of land on Route 202 between Route 63 and the Gwynmont Farms neighborhood of single family homes.

Trefoil is negotiating with SMG Hotels to build a four-story Hampton Inn and Suites on this property known as Hawthorne Court. The hotel would be adjacent to the backyards of the homes on the west side of Trotter Lane.

The possibility of a hotel next to a development of single family homes raises the following concerns/issues:

Privacy – the hotel guests would be able to see into the yards and houses on Trotter Lane and possibly Gwynmont Drive, 24 hours a day, seven days a week.

Safety – what would discourage or stop the hotel guests from using Gwynmont Farms as a nice spot to take a walk and have contact with the neighborhood’s children?

Lights/Traffic/Noise/Trash – because a hotel is open 24 hours a day, the parking lot lights will be on throughout the entire night, every night, and hotel guests will come and go from the property at all hours of the day and night.

Property Values – having an economy level hotel within walking distance of our homes will most certainly decrease our property values.

We, the undersigned, call on Hilton Worldwide to deny SMG Hotels' request for a franchise for a Hampton Inn and Suites to be built on the Hawthorne Court property off of Route 202 in Montgomery Township, Pennsylvania.

It is an inappropriate location for a four-story hotel. It presents clear infringements on privacy, safety and the property values of the residents of the single family homes adjacent to the property. It is in direct conflict with the Township's code ordering that development be coordinated with the existing nearby neighborhood so that the community as a whole may develop harmoniously.
