We also need to address spatial inequality, keeping the poorest the furthest from areas of economic & social amenity.

There are better ways to achieve this, though.
Current developments do not contribute to the public realm - the interface of private to public space with these Rawson developments is notoriously harsh. Fine grain, mixed-use ground floors would contribute to the vibrancy and safety of the area, while also creating spaces for micro-enterprises to thrive, for eg.

We also desperately need a CUMULATIVE traffic impact assessment on ALL of these developments. With property prices increasing in Obs, there is an increase in car ownership in the area. This is causing problems with parking and traffic. These developments must consider the addition of vehicles.

That no inclusionary zoning has been imposed is a forever-lost opportunity to rectify our city's spatial injustices - this would ensure social housing or affordability components as we densify along key corridors. Inclusive densification is preferable to this "Rawson-ification"!

The first issue username Rawsons is abruptness developer, and that this will be another featureless architectural development which will downgrade our city. This development is nor set to be a landmark piece of architecture, well- designed and engaging.
The second is obvious- where wild l the students park their cars? Our public transport arteries are overflowing (do developers take trains or buses ever?) and students actually do have cars.
I consider this a short-sighted and profiteering development which will devalue one of the prettiest and most historic areas of Cape Town, placing stress on the surrounding housing areas by the unresolved car parking issue.
Do note- there are many other ways of resolving the student housing issues.
