There is a 103-unit apartment development being proposed for two small parcels of land (8.3 acres in total) across from the Tawn Marie's Dance Center, with a proposed entrance to Tulip Street and adjacent to the NYS Thruway and the Johnson Tract neighborhood. These parcels of land are still within the Village of Liverpool, and were orphaned at the time the NYS Thruway was constructed. In order for this apartment project to proceed, the Village of Liverpool Board of Trustees must vote to change the zoning for both parcels of land.

We, the residents of Johnson Tract, and the Village of Liverpool, stand opposed to this development for the following reasons:

1) The development will compromise the existing residential single-family environment and privacy of the 53-home Johnston Tract neighborhood, and adversely impact the quality of life, property values, and safety of nearby residents in the Village of Liverpool and within the Johnson Tract community.
2) An additional 200+ daily vehicles entering and exiting the development will increase traffic volume, congestion, noise, and potential accidents along the already congested Tulip Street/Morgan Road corridor.
3) With potentially more than 300 new residents, the development will compromise both sewage and water systems currently in place in the Johnson Tract neighborhood.
4) The potential crime that is attracted to apartment complexes, and the transient nature of apartment complex residents.
5) The dangers associated with creating a "hidden driveway" (the complex will be below Tulip Street site level), will contribute to an already congested series of intersections (Commerce Blvd/Liverpool Bypass/Tulip St / Morgan Rd).

We are not opposed to economic development or reasonable growth and smart planning for our Village and surrounding areas. However, projects should not compromise the community already cherished by long-time neighborhood residents, who purchased their homes and settled in to the area because of the very quality of life we are now trying to protect.

We, the undersigned, ask the Village of Liverpool not to change the zoning for these two parcels of land identified as the "Lands of Meyer", thereby not allowing this apartment project to go forward.
