This petition is a statement against current rezoning proposals that would allow a 75-Unit, High-Density apartment complex to be built on the property currently occupied by the Knights of Columbus and A-Time-To-Dance Studio at 1813, 2001, 2003, 2007, and 2009 Gillionville Rd in Albany, GA. This is pursuant to Albany Dougherty Planning Commission rezoning applications #17-007 and #17-008. 

This petition is a statement against current rezoning proposals that would allow a 75-Unit, High-Density apartment complex to be bui lt on the property currently occupied by the Knights of Columbus and A-Time-To-Dance Studio at 1813, 2001, 2003, 2007, and 2009 Gillionville Rd in Albany, GA. This is pursuant to Albany Dougherty Planning Commission rezoning applications #17-007 and #17-008. 
The undersigned agree that:
1.   It's not what the City was planning: This development directly conflicts with the Albany-Dougherty Comprehensive Plan for Development (2026) which recommends these properties remain used for some commercial and residential development but not High-Density residential development.
2. The City currently has policies for Step-Down Zoning:  Current zoning and planning policies do not support placing High-Density Residential adjacent to Single-Family Residential developments. The policy encourages transitional zoning to prevent this very scenario. 
3. The proximity, scale and density of the proposed development will have negative effects on our established neighborhoods including:
* Decreased property values and marketability of our homes

* Significant traffic safety issues on Gillionville Rd. and Lowell Ln.

* Substantial noise disturbances, light pollution, and increased litter
* Significant increase in unsafe foot traffic across Gillionville, Lowell, and within neighborhoods
* Complete loss of privacy and sanctuary for adjoining R-1 properties to North
* Loss of secondary access to our homes via Melrose Ln.
* Increased contribution to unmanaged stormwater runoff resulting in additional localized flooding
* Encroachment of low-value "convenient commercial" targeting apartment population
* Increased demand on utilities (internet, water pressure, sewage)
* Erosion of growing "community feel" of our neighborhoods and current rejuvenation trends
