Steep nap road is a quiet narrow road in Conception Bay South. The road consists of single dwelling homes and most have families with children living in these homes. The proposal to have a 10 unit apartment building put on a property that is too small to begin with is unreasonable for the reason listed below:
• A similar development is already being developed at the other end of the road which has already turned down even smaller housing types. (Triplex vs 10 apartments!) The town of CBS has already made a decision that these types of housing units do not belong in this area.
• The lot in question is situated on a blind turn. There has already been several accidents on this turn.
• This road is not designed to have any further large scale developments. There are no sidewalks and curbs, any additional parking that was required would impede the flow of traffic whereas cars would have to park on the road.
• 10 units could possibly place another 20 or more cars on this road, there is just no room.
We the undersigned are against the discretionary use and variances of a 10-unit apartment building on 28-40 Steep Nap Road.
