Variance Request for 302 Sunset Blvd, Hayward:

1. We want to build a bedroom addition (master bedroom) that connects the esisting house and garage, both built in 1947. We are located on a corner lot at sunset blvd and Princeton Street. The garage is only 9' feet from Princeton Rd which is designated to be widened to 30'. Since the garage and house were built before this requirement, we need to reduce the special building line setback, the distance in front of the garage and rear yard setback to maintain the existing lines of both the house and garage for the addition.

We need to build this bedroom so that it is in a more secured area compared to the two bedroom we already have facing the road.

The addition will be located behind the existing garage and house. It will meet all other building, fire and zoning code requirement. Although we have a 5,000 sqft lot (50'X100'), the location of the house and garage limit where we can build the addition.

Note that the immediate neighbours will not experience any hinderance to their property and no obstructions to the view.
