This site has had Tea Rooms and Tea Garden at least since the 1930’s, when
Fred Holders Tea Room and Gardens were taken over and made into a larger café in 1949 by John Eads and son. Then from the early 1950’s The Old Brass Kettle Tea Shop, to the Brass Kettle and then in 1989 to the Old Black Kettle Antique Shop.

At this point the rear cottage we are restoring, was used as the food preparation room for the café and there was a glass lean to/conservatory linking the front cottages to the cafe. The rear barn was originally called the Tallet House, but has only been used as a store room in recent years.

As it was not a viable proposition to rebuild the 3 shops on the front, we decided that we could operate from the refurbished cottage and rear barn, linked with a covered way, so as to remove any noise for the neighbours.

Adding a conservatory, (for the inside / outside space), and a lovely planted south facing seating area at the front. The main objection at the first parish council meeting was the contemporary looking conservatory, so a second on site meeting was made to discuss further. As, technically this structure would have been on the front part of the site and against the design brief, we have withdrawn the conservatory from the application, at this time.

Overall the establishment will offer a complete themed experience of 'The Hound of the Baskervilles, celebrating the British heritage and culture of Dartmoor and providing a central hub for local residence, regular visitors and tourists to visit.

The coffee house will be catering for early morning local trade, booked coach parties for lunch and afternoon tea, cyclists (cycle racks on site) and walkers (dog friendly). The Café/Gelateria (artisan ice-cream parlor), will also contain a small shop area to sell ‘Hound of the Baskerville’ novelties and memorabilia, some connected to the Sherlock Holmes Museum ideology. This will be backed up by the international online sales business.

Why We Need You?
There have been some concerns from Eagle Place residents, regarding noise and smell pollution, which we feel we have addressed, by covering over the rear courtyard and having a modern extraction unit, mounted on the side wall, over the parking bay.

Unfortunately, after the third parish council meeting, a few of the members’ still had a negative view of our development. The objections were backed by comments such as:- ‘ where will the bins go ?’ and ‘what if the café fails, what will it be then?’, and ‘I don’t know what the courtyard will look like’. The outcome from this discussion was that they would ‘prefer the bomb site tip of the last 8+ years to remain, rather than us open our lovely courtyard café !

So, please support us for this ‘Change of Use Application’ before it goes to DNP for the final vote.
