The City of Winnipeg is currently considering the development of a 3,314 sf dermatology clinic on Academy Road where current by-laws limit the size of a medical clinic to 1,500 sf. The clinic will also have a full basement giving it 6,628 sf of usable space.

The construction of the clinic will require the removal of 16 mature trees at a time when we are struggling to protect our urban forest. A clinic of this size requires 14 parking spots; the plans only show 5 undersized spots that do not meet code. That a business of this size is required to have 14 parking spots, illuminates the fact that it is not the right type of development for this neighbourhood.

The Clinic has the potential to bring more than 100 cars a day to drive and park on Academy and the adjoining residential streets.

We feel that the City is not respecting its own by-laws and going against the Intent of the Academy Road Neighbourhood PDO which, among other things, claims to 'respect and reinforce the character of Academy Shops and Services as a vibrant, intimate and eclectic street by... minimizing the impact of commercial activity on adjacent residential properties... enhancing a street environment that promotes comfort, interest and pedestrian activity.'

We, the undersigned, call on the City of Winnipeg to respect City by-laws and the wishes of the Academy Road Neighbourhood by stopping the development of a 3,314 sf dermatology clinic at 500 Academy Road.
