John Morris and Pat Pitzer (husband and wife) have lived at 2209 Windsor Ave. in Drexel Hill for 16 years.

During that time period they have been good neighbors to all in the vicinity. John and Pat like to use the BBQ grill all year round and occasionally entertain their friends and family outdoors.

The current patio, original to the 1950’s 16’ wide row home, extends 11’-6” from the face of the residence. The patio is separated from the lawn by a 2’-0 wide planting strip. The total lot length from the face of the residence to the sidewalk is 42’-0”. The front lawn and patio slope gradually upward from the front brick retaining wall which rises 42” above the 4’-0” wide sidewalk.

Given the encroachment of the exterior stairs into the existing patio and the proportions of the remaining area there is barely enough space to place a BBQ grill and a round table with four chairs with no room to move around.

In a move to improve the usable space and aesthetics of the property, John and Pat would like to extend the patio to a distance of 24’-6” by the use of hardscape landscaping materials.

We, the undersigned, call on the Upper Darby Zoning Board to support the
variance petition of John Morris and Pat Pitzer, and be permitted to extend their patio beyond the 10' building code limit as indicated on their landscape drawings.
