Background (Preamble):
Planning application 31C169C/TR/EIA/ECON for development of land at Ty Mawr, Llanfairpwll, Anglesey is a departure from the Anglesey UDP. The UDP was stopped in December 2005 but still has legal status.
The application site is adjacent to an area of outstanding natural beauty.
The proposals for retail, leisure, offices and community uses are against planning policy and the additional created traffic generation adjacent to Britannia Bridge could lead to traffic chaos.
We believe the proposed "uses" would be better sited in existing centres, such as, for instance, Llangefni which would reinforce existing employment and stimulate further regeneration and investment in Llangefni.
The behaviour of The Welsh Assembly Government and Anglesey Councils pre-supposes that "there are no other suitable sites on the Island" which is clearly not the case.
There are four candidate sites for employment in Anglesey; Ty Mawr Llanfairpwll is only one of them but conveniently the ownership is controlled by The Welsh Assembly Government.
Anglesey Council should firstly have a fully agreed planning strategy for Llangefni on its own and conduct and island wide survey of local taxpayers views before considering large-scale planning applications that will undoubtedly impact Llangefni in terms of jobs, fabric and its future role as County Town of Anglesey.
